Las Vegas City Life – A downtown property owner is proposing a 23-story, 300-room “boutique hotel” near the corner of Bridger Avenue and Fourth Street. “It is a project for a boutique hotel focusing on people who come to Las Vegas, who would be using or visiting the Fremont Street Experience area, but wouldn’t necessarily want to stay there,” said Bradley Hofland, the Las Vegas attorney who owns the existing office at 228 Fourth Street and is seeking city approval for the project. “It’s more of a business hotel, near the courthouse, the Smith Center and the World Market Center.”

The Las Vegas Planning Commission is set to formally approve the project design Tuesday. The focus would not be on gaming but it would include a downstairs pub and a restaurant on the upper floor next to a rooftop pool deck, he said.  Hofland pegged the project pricetag for the sparkly new hotel, as presented in the project renderings, at about $90 million.

“It’s a great opportunity to begin things now,” he said. “There’s a transition, a renaissance in this area.” The project is about a block and a half from Fremont Street, about the same distance from the Lloyd George Federal Building, and less than a block from the Bank of America building on the south side of Bridger and Fourth. Planning staff has recommended approval and said the project is consistent with downtown development goals and the city’s Centennial Plan. Also on the planning commission agenda Tuesday night:
